Te Punga, Mount Albert

We provided a comprehensive multi-disciplinary engineering solution for Te Punga, the inaugural residential development by Ngāti Whātua Ōrākei within the 40-hectare Te Kukūnga Waka precinct. Our role involved a high level of technical coordination across mechanical, electrical, hydraulic, and fire protection services, all executed within a sophisticated Building Information Modelling (BIM) environment. The mechanical HVAC design focused on delivering energy-efficient ventilation and thermal comfort for a diverse range of two-, three-, and four-bedroom townhouses. Our electrical and communications team engineered a robust, future-proofed digital infrastructure that supports high-speed connectivity and modern smart-home capabilities for every resident. Security design was integrated seamlessly throughout the precinct to ensure a safe, walkable environment centered around a new communal pocket park. The hydraulic engineering component addressed complex water and wastewater requirements, including the installation of significant 1.2-metre stormwater pipes to mitigate local flooding. Fire engineering and protection strategies were meticulously developed to ensure full compliance with the latest life-safety standards for medium-density urban housing. By utilizing BIM, we achieved superior interdisciplinary collaboration, effectively reducing design clashes and streamlining the construction phase. Our designs were crafted to respect the cultural and historical significance of the ancestral land while meeting the technical demands of a 500-home masterplan. This project highlights our expertise in delivering large-scale infrastructure and residential services that balance long-term sustainability with architectural excellence. We worked closely with the project partners to ensure that all building services support the vision of a connected, stable, and thriving Mount Albert neighbourhood.
