Description

We delivered a comprehensive suite of building services for the high-end refurbishment of 27–29 Little Lonsdale Street, a premier commercial property owned by ISPT. Our role spanned mechanical, electrical, hydraulic, and fire protection engineering, ensuring a fully integrated approach to the building’s modernisation. The mechanical design focused on upgrading the HVAC systems to provide superior thermal comfort and indoor air quality for modern office tenancies. We implemented an energy-efficient electrical framework that included architectural lighting and smart metering to align with contemporary sustainability benchmarks. Our hydraulic team redesigned the water and waste systems to support upgraded amenities while improving overall water conservation across the site. Fire protection was a critical focus, where we engineered a robust life-safety system that integrates seamlessly with the boutique building’s structural constraints. Throughout the project, we prioritised spatial efficiency to maximise the leasable area while ensuring all services remained easily accessible for maintenance. Our multi-disciplinary coordination allowed for a streamlined construction phase, reducing the risks associated with retrofitting heritage-style urban assets. We worked closely with the project architects to ensure that all visible service elements complemented the high-end aesthetic of the refurbishment. The electrical systems were specifically designed to support flexible workplace technologies, catering to the needs of future-ready tenants. By revitalising these core services, we helped extend the operational life of the building and enhanced its market value within the competitive Melbourne CBD.
