Te Punga is a new residential community being developed by Ngāti Whātua Ōrākei Properties in the Mount Albert area of Auckland. The project is part of the larger Te Kukūnga Waka urban regeneration precinct, which aims to bring thousands of new homes to this established suburb over the next decade and beyond.
Stage One of Te Punga comprises 51 spacious, architecturally designed townhouses featuring a mix of 2, 3 and 4-bedroom layouts suited to families, professionals, and local residents wishing to remain in the Mount Albert community. These homes are designed with features such as natural indoor–outdoor flow, dedicated entryways, storage, study spaces in larger units, off-street parking, and a central pocket park.

The masterplan for Te Punga prioritises shared green spaces and strong connections to the surrounding area, including nearby parks, walking and cycling paths like the Waterview Path, Te Auaunga / Oakley Creek, local sports grounds, the Mount Albert town centre, and public transport links. The development also includes infrastructure upgrades that benefit the broader community, such as the installation of stormwater pipes to reduce flooding and a new wastewater line constructed with Watercare to protect Te Auaunga / Oakley Creek.

Over the long term, Ngāti Whātua Ōrākei aims to deliver more than 350 homes across the Te Punga neighbourhood, with future stages of development expected to unfold as the wider Te Kukūnga Waka programme progresses. Construction is underway, and the first homes are expected to be on the market by late 2026.
